Tips for Buying Real Estate in San Diego

So you have started looking to buy a home in the San Diego area. Congratulations! We live in a fantastic part of the country. As lifestyles go, there is no place better to buy than San Diego. So is there a right way to buy a home? Or a wrong way? Well not really, but there ARE ways to make the process go more smoothly and to avoid issues. Here are some tips to help with that.

First, start by making a list of what you want. Be specific. Look at your lifestyle. Think about how you live and what you do every day. Once you have put together this list, come see us! With your list and a relative idea of your budget, you would be AMAZED how quickly we can narrow your options down and help you avoid wasting time looking at homes that lack some of the amenities that you want or need for your family.

Second, get prequalified. If you have not been prequalified for a loan OR if you are unsure about financing options, we can help you with a list of mortgage professionals to choose from. Why do we recommend this? The answer is surprisingly simple. Once you find the perfect house for you we want you to be able to buy it. Getting prequalified helps with that by making negotiations with sellers easier AND making sure that you are in the correct price range.

What San Diego Home Sellers should expect when selling their home.

Selling your home can be stressful. You quite literally are putting a price tag on likely the biggest investment you have ever made.  There are so many questions that seem to keep popping up all the time.

How fast will it sell? What is it worth? What price should we list the home at? How does our home compare to others? What can we expect as we sell? How should we handle respond to offers to purchase our home? How should we handle inspections and needed repairs? How do we get exposure for our home in the world of online marketing these days.

Why Zillow’s Zestimates don’t work well for San Diego homes

We often get asked about “Zestimates”. (For those who may not be  aware, these are the automated tool on Zillow.com that says what they think your home is worth.) Basically Zestimates offer a starting point, but they have a LARGE number of things that they CANNOT take into account. Even Zillow themselves puts a WIDE range on their estimates.

I looked at a brand new home recently in San Diego. You would think that new construction would be pretty easy to get an accurate Zestimate for. The Zestimate put their valuation at $743,799 when the home was listed for $768,000. Additionally, the zestimate RANGE said that it “could be worth” $705,000 to $781,000. This makes the zestimate practically useless.

Why can they NOT get it right? The answer is pretty simple. They can only look at data (like square footage for example) that is in the tax or other public records. They cannot take into consideration exterior condition, interior condition, interior amenities, or any other detail that is not provided in the public record.

The result of this is that we see  inaccurate estimates.

How to prepare your home for sale.

Getting your home ready to sell essentially requires a 5 Step process.

Step 1: Do a walkthrough of your home and look at it like a buyer would. We will be happy to do this for you if you’d like. (We do it with buyers everyday. We SEE what they notice and what they don’t). Make a checklist of ALL items that need to be cleaned / decluttered, repaired, or replaced in EVERY room of the home AND the exterior. Seriously. Every room.

Step 2: Declutter. The items that you noted on the list as declutter items should be the FIRST things to get out of the house. Go deeper than you think you need to! You may think your home looks more "bare" or "empty" but BUYERS will see a more inviting and open home.

Step 3: Repair or replace the items on your list. Again, thing of the LITTLE things. They matter. Light switch covers, stove tops, knobs and all the little things will bring you MORE money if they are correct.

Step 4: Clean. Now that the clutter is gone and the items are repaired and replaced, you can clean efficiently. (Pro tip – Get a cleaning service to help you with this. They will find the little things that you miss.) This includes landscapers outside to clean up the look of the yard to give your home more curb appeal.

Step 5: Pay attention to the smells. Over time you can become “nose blind” to the smells of your home. Go through your home and clean up ANY unwanted odors at their source.

With that, you should be well positioned to get the most for your home that you can.

San Diego Real Estate Market Update

BY FAR, the most common question that we get is "How's the real estate market?"

The truth of the matter, when it comes to San Diego is “It depends.” (That is an honest answer and not us just putting you on!). Here’s why? The real estate market in San Diego is made up of a BUNCH of individual cities and inside of each of those are different types of homes and lifestyles that make up “how the market is doing” for YOUR home. And YOUR home is the only one that matters.

So the economic forces that effect a fixer upper in Poway are NOT very similar to the economic forces that affect a luxury oceanfront home in Coronado. They live in two different real estate worlds.

There ARE a few things that affect real estate values in general. The overall economy, interest rates, and large employment trends tend to affect real estate across the board, but to answer your question effectively, we need to ask you a couple of questions.

#1 – What real estate market are you in? Both geographically and type of home.

#2 – Are you looking to buy or sell?

#3 – What are your longer term plans and goals.
